Come stay at this exceptional newly constructed Bound Brook Island home offering spectacular water views - perfect for entertaining, relaxing and watching exquisite sunsets over Cape Cod Bay from almost every room. Entering in the home, there is an open concept living-dining-kitchen, all with sweeping water views. Tastefully decorated throughout the living area offers comfortable seating and large flat screen TV to watch your favorite movie. Tap into your culinary side in the well-equipped kitchen, detailed with all-white cabinetry, stainless steel appliances, and quartz counter tops. A gas range and ample counter space make meal preparation a breeze. When it’s time to eat, gather at the two-person kitchen peninsula or the dining table for 6 with views of the coast. Sleeping six comfortably this home offers three guest rooms all with comfy bedding and beautiful coastal design. First floor bedroom offers twin beds while the remaining two guest rooms are located on the second floor. Second floor main room will feature a king bed, vaulted ceilings, and a balcony deck where you can sleep to the sounds of the waves. The third guest bedroom is furnished with a queen bed. Two bathrooms one on each floor – the second floor bathroom will have a jetted tub. Avoid the hassle of driving to crowded beaches by walking down the steps to the private association beach below and bask in the afternoon sun. With views of all of Cape Cod Bay from Provincetown and back this is the privacy and view you have dreamed of.

*Cancellation Policy*
In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $295 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card.  Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant.  In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due.  You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In  the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

Amazing location on Wellfleet bay

Had the most amazing week with the family on the bayside of Wellfleet in this beautiful, bright gem of a home. Sunsets were amazing and worth the price of the stay alone. Plus we had an expansive beach pretty much to ourselves. Main Street Wellfleet (with lots of great restaurants and a local market) were close by. Easily the best week we’ve had on the Cape. And Lisa was an amazing, kind and responsive host. So lucky to have gotten the chance to experience this place and already looking forward to next year’s trip!

Lovely cottage right on the bay. Cottage was very clean and had all the amenities one would want. Beautiful sunsets . A lot of bird activity and seal sightings. A long drive from the main road and you share the road with other cottages close by

We had a wonderful time at staying on Broad Brook Lane. The view is by far the best view on the Cape! The outdoor seating area was perfect for morning sunrise and sunset. The direct access to the beach was very convenient. The house itself is gorgeous. The road getting to the house is very bumpy and not really a road so just go very slow and take your time, it’s by far worth it!!
On the Beach in Wellfleet

Overall we had a relaxing week in a newly renovated house overlooking the water. The house itself is perfectly furnished. The location is down an unpaved dirt lane which requires a vehicle that has four wheel drive capability in inclement weather. Part of the charm of the location is it's remoteness. The mosquitos were an issue but much of the area has the same problem this summer unless you bring in the mosquito squad to spray. There is no wifi at the house which we adjusted to. Overall I would recommend the property with the understanding the access road could be an issue for certain vehicles.

If you are looking for seclusion and serenity, this is a great place.Truly a unique location. House is new and well furnished/finished. Master bedroom is terrific, with a small beach facing patio and endless sea-breeze/views.

I think this a great property for a couple or two couples to get away to for a few days/week, especially if you prepare properly and do not need to leave the house often.

With young kids, we did feel the need to leave the property throughout the week in order to occupy them The beach is nice, but depending on the tides, can be very rocky some days, and not so rocky on others. At times, you have an endless beach to yourself, which is hard to find anywhere on the cape. There are a couple of other houses in the area, but often no one else around.

It is an adventure getting to the property, which makes leaving it and then coming back to it inconvenient at times. We did get very used to it throughout the week. You basically have to drive through the woods on a dirt road for about 6-7 minutes to get to the property after already going down a semi-paved street for about 3-4 minutes. Pretty cool adventure, but also can make it difficult to go to places quickly/easily.

Basement is unfinished but semi-furnished with a couple of things for kids to do. We were not expecting this, so that was a nice bonus-but it needs a dehumidifier down there as it gets very stuffy/hot, and condensation comes off of the AC air handler which in turn drips a lot when AC is on. As a result, kids did not end up spending much time down there. As stated in the description, there is no wi-fi. Hotspot on phone can help with this when needed, as cell service worked fine.

All in all, we would recommend the property for any couple/couples or families looking for a very secluded and quiet vacation spot. The open window breezes throughout the house are spectacular, along with the views/sunsets and solitude.
